The Samuel Team at John R. Wood Properties is pleased to attach the January 2021 Monthly Market Report. Our SW real estate market has been very busy! Closed Sales With 2,663 closed sales posted for January, 42.3% more than the same month last year, Southwest Florida continues to experience unprecedented buyer activity. The most notable gains were posted for Bonita-Estero and Marco Island, where closed sales grew by 70.4% and 115.3%, respectably. For the Southwest Florida market-at-large, it was the million-dollar-plus segment that continued to set the pace with 310 closed sales compared to 116 last year, a 167% increase. Listing Inventory / New Listings The rate at which listings are entering the market continues to lag. Over the past twelve months, new listings were down 10.7% compared to the preceding 12 month period. For January 2021, new listings were down 19.9% from the same month last year.
