December 2020/Year End Real Estate Market Report



The Samuel Team & John R. Wood Naples Area Year End Report Closed Sales December was the grand finale for what had already been shaping up to be a banner year for sales in Southwest Florida. With 3,548 closed sales, December sales outpaced those of 2019 by 48.5% and set a new monthly record. This brought closed sales for the year to 31,834, up 17.4 % from 2019, and a new high for annual closed sales in Southwest Florida. Sales for million-dollar-plus properties led the charge with 2,821 closed sales, up 59% from 2019 when 1,774 sales were posted. Million-dollar-plus sales for December were up 154.4%, from 169 to 430. Listing Inventory / New Listings The number of available properties on the market steadily declined throughout most of 2020. As of December 31, 2020, there were 6,368 listings on the market, down 46.4% from 11,885 listings just one year prior. This decrease in inventory, combined with the increase in closed sales, caused months of supply to fall 54.4% from 5.26 months
